Buying a DIY Home

Nearly every homeowner has considered purchasing a fixer upper at some point simply because it is a great way to get a nice home for a low price. These diamonds in the rough are usually priced far lower than houses that are in good repair, but many of them do not need that much work in order to make them livable. With that being said, there are a few things that you should look into before you make a purchase, as some things will cost a lot more than others to improve. If you feel like you are ready to purchase a fixer upper and involve yourself in the ultimate home improvement project, read on and you will learn a little bit about what this project will require from you.

The first thing that you must look at is what your plans for the home will end up being. If you plan on living in the home, make sure it is located in an area that you are comfortable with and make sure that the home will be large enough for your family. If you simply wish to flip the home once you have made these improvements, then this is not as important. You should be able to find a great price on a fixer upper, but make sure that you have the foundation and the structure inspected before making the purchase because these flaws will be too expensive to repair.

Your goal here will be to make the home look as aesthetically pleasing as possible, as this what will attract potential buyers. With that being said, it is important to buy a home in a good area because people will pay more for a good location. Even though your initial costs might be a little bit more, you will end up making that money back in the end if you choose a good location. Also take a look at the configuration of the home, as people usually want homes with multiple bedrooms and bathrooms. While you are doing your renovations, you can easily add a bathroom to the property, as long as there is room for one. The layout is also very important because eliminating walls is too pricey. You will want to make sure that there is a good flow throughout the home in order to attract buyers. Remember that not all people enjoy the same type of layout, so there is no definite layout that you should go with.

The most important thing to consider is the overall condition of the home, as some improvements will cost more than others. Things like painting and patching walls, replacing carpets, installing new lighting fixtures, adding trim and baseboards, replacing or repairing some windows, replacing bathroom fixtures, replacing doors, and changing light switch covers are all very easy and will not take much time, effort, or money. Other improvements such as work on the foundation, adding air conditioning, replacing the roof or siding, any plumbing or electrical work, fixing or repairing the driveway, or any additions will cost a lot more. Also, if a complete bathroom or kitchen remodeling is called for, which includes replacing cabinets and counters, the price will get out of hand very quickly. The same can be said if every window in the house needs to be replaced, so it is important to look at these aspects carefully.

A home inspector will be able to tell you a lot about these more expensive items, so make sure that you have someone come in and look at the place before you buy. The most important things to keep an eye out for are the items that you cannot fix yourself, such as the roof and the plumbing. As long as you are careful before you buy, this could turn into a really fun project for you. If you are not careful, however, it could turn into a complete nightmare, which is why an inspection is a necessity. Making these home improvements will give you a chance to renovate a house on your own and even if you do not end up keeping the house, you will have gained some experience in case you want to fix up your own home someday. Purchasing a fixer upper is definitely not for everyone, but it is an achievable goal for anyone who is into home improvement.

How to Start a DIY Home Security System Setup - Part 1

‘Do it yourself’ Home security is an interesting and inviting concept. You being the best person to analyze the security requirements of your home, can plan, design and implement the security set up. But most people beginning with DIY home security meet a dead end somewhere down the line. Others end up with a security setup with lots of loopholes. So, before you rush to the nearest security gadgets store and start ordering, it is extremely important that you have a well detailed plan on paper.

The Plan

When you plan the security in your home, start by dividing your home into two areas, the outdoor and the indoor and then focus on each area individually. Let us first look at indoor home security.

Indoor home security

Indoor home security begins with the door and includes any possible entry point into the home. Doors today come in all kinds of shapes, sizes and designs. Some of the sturdier wooden doors of yesteryear have been replaced by fancier looking models that are weaker. The ideal thickness for your doors should be 1 3/4″ at least. Also ensure that the door is a tight fit and there isn’t much space between it and the door jam. Another security enhancement for door is to install a safety wrought iron door before the main wooden door. You can also install electronic security alarms on your main doors. So, if someone attempts to fiddle with the lock or to drill holes into the door, a loud alarm will sound.

Once you secure the door, its time to move on to the windows. Windows are the easiest and the most chosen way by burglars to break into a home. One of the best ways to prevent a break in via windows is to install a metal grill. If you do not wish to install a metal grill for aesthetic reasons, then you can replace the glass windows with break resistant plastic. Replace ordinary window locks with high quality tamper proof locks and use magnetic sensors.

Add ons

Once you have the doors and windows covered, you have already won half the war. There are many more devices like motion sensors, CCTV cameras and duress alarm systems that you can use to protect your home. In the next article, we will look at securing the exterior of your home.

Camera Placement Tips For DIY Home Security on a Budget

If you are considering installing security cameras on or around your home, there are several questions that should be answered before turning a single screw, drilling a single hole, or buying a single camera. If you are on a limited budget, it is a good idea to decide ahead of time exactly what your concerns are and limit the number of cameras to 4, as there is usually a jump in price between 4 and 5 cameras. This jump in price is because digital security video recorders, or DVRs, come in 4 channel, 8 channel and 16 channel configurations. I you feel you need more than four cameras, it is usually better to go ahead and install four cameras using a DVR that is easily upgradable. When this is the case, we recommend using a scalable PC-Based DVR system, and splitting the cost of additional cameras over time. After all, some protection and deterrence is better than none. Just be careful to purchase a DVR that is easily upgradable.

If you are limited to four cameras, you will want to do everything possible to combine camera angles to cover as many problem areas at once. This of course means wider angle lenses which will give you less detail. However, if you use cameras with adjustable, or varifocal, lenses, you can later adjust those camera angles to get better clarity and detail as you add cameras later on.

We recommend covering each entrance as the basis for any home security system. This means a camera at the front door, a camera at the back door and one at the garage door. Because we want to maximize the viewing area, you may find the following tips helpful.

Always use outdoor cameras to watch your entrances so you can use the excess viewing area to watch the perimeter of your home.
Place your front door camera in a corner facing away from the home. This allows you to see the face of the person standing at your door, and will likely also allow you to see part of your front lawn or walkway leading to your door.
Place the backdoor camera close enough to the door to see detail, but far enough away that you can also watch part of the yard for safety reasons. This usually means about 10-12 feet away from the door.
Any cameras that are watching entrances should be placed on the side of the door that opens in order to see the person entering or exiting and so the door does not block the view.
Use a single camera to cover your garage door and your driveway.
Use infrared cameras with enough power to cover the area you are watching. If your driveway is 40 feet long, do not use a 25 foot infrared camera. The money you save will lead to inferior results.
If you find that you have covered the recommended entrances and exits and still have room in the budget for another camera or two, you should consider coverage for areas of the home that provide risk. Your outdoor air conditioner is loaded with valuable copper pipes and is a common target for thieves and criminals, consider covering it and part of your yard with an armored infrared camera. If any of the windows in your home have shrubbery that is not directly up to the window, consider covering these areas as burglars and thieves like to use the shrubbery as cover while they work on breaking into the home. This coverage is also useful if you have teenagers that like to sneak out at night.

Interior cameras can be useful if you have baby sitters, house sitters, or are away from home a lot and want to check in over the internet, but in general, they can be saved for a later date if the budget does not allow for it. Of course, if you purchased the right DVR, you can always upgrade later as you see fit by adding indoor cameras or covert cameras.

In general, we recommend initially going with fewer cameras than you think you will need. Chances are that once you have some experience watching your home on camera you will identify some areas you want covered that you may not have thought of before. This is pretty common, so we find it’s a good idea to leave a channel or two open with no cameras installed so you can cover those areas later on as budget and need allows.

DIY Custom Home Bar

Every family room or den can be improved by the addition of a home bar. There are numerous materials you can use and several different designs you can use to achieve the exact look you are looking for. Your home bar can be as simple or as complex as you desire (or as your skills allow.) This article will describe the steps to take to design and build a home bar - there are many plans available on the internet that will give you specific step by step instructions for particular designs but this article will help you decide just what you want in a home bar and what materials and design features you wish to incorporate.

How experienced are you In DIY?

The answer to this question will help you decide just how complex a project you are willing to undertake. Bars come in all shapes and sizes, you will need to decide if you want a simple bar just to hold your drinks, bottles and glasses that is not fixed to the floor, the next step up is a bar that has been fitted to the floor and may incorporate a carpeted or otherwise covered step for your guests to rest their feet on when they are sitting at the bar.

The next issue is if you want to make it a wet bar (a bar that contains a sink so that you can wash glasses etc in the bar.) Do you want your bar to be a simple stand alone one or do you want to incorporate a shelved wall behind it on which you can display your bottles and glass collection? Research Some designs and then pick the features you want in your bar. Your bar can be as simple or as complex as you choose to make it. Home bars can feature things such as sinks, mini dishwashers and even taps for pouring beer, as well as cleaver lighting to highlight your collection of bottles and glasses. Will you want all shelves behind the bar to store things on or will you need a few drawers to hold napkins, swivel sticks, etc? Will you want a microwave in your bar so that you can heat snacks for your guests.

Will you need to hire outside tradesmen to install the features?

Some of the above features you will be able to do yourself, but if you need the services of a plumber to arrange water to your sink or dishwasher, or an electrician to fit your lighting features you may have to hire these professionals for this part of the job as many local authorities will not allow a home owner to adjust or make additions to plumbing and wiring.

Decide on the materials you wish to use.

There are almost as many materials to make bars out of as there are bar designs. You will have to decide how you want your bar to look and pick suitable materials. You can use basic plywood, laminated board, traditional building timbers and you may even like to investigate some of the more modern materials such as plexiglass and even metal sheeting to dress up the front surfaces of your bar. (A bar top built from plexiglass or an equivalent plastic may allow you to light it from underneath.) It will only take a little imagination to create a truly unique furniture piece that will enhance your home.

Research Plans or Design Your Own

The next step will be to either search the internet or design and woodworking magazines to find a plan that you can use or even adapt to what you want. I definitely would recommend that you look at as many different designs and plans as you can get your hands on - you do not want to find the perfect addition to your bar the day after you build it. If you cannot find a suitable plan, you will have seen enough by now to either adapt an existing plan to your needs or draw up your own custom design.

Source all of your materials and tools

Once you have decided on your final plan source all of your materials, and make sure you have all of the tools you will need for the job. Remember if you are using materials other than wood, glass tiles for example you may need a glass cutter - ask advice of the people who sold you the materials as to what special tools if any you may need. You will also need to ensure that you have the correct adhesive cement for any materials you may use for decorative features or finishes.

When you go to the wood yard to obtain the timber you will need for your bar ask them if they have a cut to size service (many places do this free but others charge a nominal fee.) Having the materials cut to size will save you time and of course the chance of making mistakes when cutting timbers to length.

Build Your Bar

You now have all of your materials, tools and fixings. Go ahead - it’s time to build your bar. Just remember there will be a drink waiting for you at the end of the project. Bottoms up and enjoy!
